    1. Create Your Wishlist

    Start by filling out your Sonar Wishlist. It covers everything we need to tailor your search. It will go over things like your move-in timeframe, location preferences, must-have items, dealbreakers, pets, and budget. We’ll also review general qualification guidelines such as income, credit, rental history, and background requirements to ensure we only match you with properties that fit your profile.

    2. Receive Curated Listings

    Once your Sonar Wishlist is submitted, we will hand-pick properties that match your needs and qualifications. We verify that each listing is still available, confirm whether applications are already on file, and highlight your best options so you don’t waste time scrolling through outdated or irrelevant listings.

Frequently Asked Questions:

  • In most cases, tenants do not pay anything to work with us.

    Most landlords and apartment communities offer a leasing commission to the agent who brings them a qualified tenant. Because of that, our fee is usually paid by the property owner or management company.

    If we come across a property that does not offer a commission, which is uncommon, we will always let you know ahead of time so you can decide how you want to proceed. Most rentals do offer agent compensation.

  • Our compensation depends on the type of property, but in most cases it is already built into the way the property is marketed and leased.

    Residential Properties
    For rental homes, the listing agent already has an agreement with the property owner that includes a leasing fee. When another agent brings a qualified tenant, that fee is typically shared between the agents.

    Our compensation comes from that existing agreement between the listing agent and the landlord. Because this fee is already established ahead of time, it does not affect the rent amount, concessions, or any specials offered on the property.

    Apartment Communities
    Apartment communities typically pay commissions from their marketing budget. Many communities work with apartment locators and offer a commission to agents who help place residents.

    Because this compensation is part of their marketing and leasing budget, it does not increase your rent or create additional costs for you.

    In most situations, this allows tenants to receive help with their rental search without paying a separate service fee.

  • The timing depends on the type of property you are looking for.

    Residential homes
    For houses, duplexes, and townhomes, the best time to start looking is about 3 to 4 weeks before your move date.

    Most tenants are required to give 30 days notice before moving out. Because of that, landlords usually cannot plan very far in advance. Many homes are not even listed until the current tenant has already moved out and the property has been made ready for the next tenant.

    In addition, most landlords are only willing to hold a property for 2 to 4 weeks after an application is approved. That means the ideal window to search is right when homes are becoming available but still close enough to your move date that the landlord can reasonably hold the property for you.

    Apartment communities
    Apartments work a little differently. Most apartment communities require 60 days notice from their residents, which means they can often see upcoming availability further in advance.

    Because of that, the ideal time to start looking for apartments is usually 45 to 60 days before your move date.

    However, there is one important exception when it comes to apartment specials.

    Most rent specials, such as free rent or discounted pricing, are offered on vacant units that have been sitting for a while. These units usually must be occupied quickly, often within two weeks.

    If you are hoping to take advantage of those types of specials, you may need to be ready to move sooner.

  • Requirements vary by property, but most landlords and property managers are generally looking for a few basic things.

    Most properties require verifiable income of about three times the monthly rent, a credit history that shows responsible payment habits, and a positive rental history. All adults who will live in the home are usually screened, which may include credit, background, and rental verification.

    Every property has its own criteria, so we always recommend reviewing the requirements before submitting an application.

  • Well priced rental homes can move quickly. It is common for desirable properties to receive applications within the first few days on the market.

    Because of this, it helps to have your documents ready and be prepared to move forward if you find a property that fits what you are looking for.

  • Yes. We regularly work with clients who are relocating and may not be able to tour properties in person right away.

    In those situations, we can act as your boots on the ground. This means we can preview properties, video tour homes on your behalf, and give you an honest look at the condition, layout, and surrounding area so you can make an informed decision from a distance.

    Many of our relocation clients start their search remotely and then finalize their decision once the right property becomes available. Our goal is to make the process as smooth as possible even if you are not physically in the area yet.

  • Websites like Zillow, Trulia, Facebook Marketplace, and similar platforms are third party websites that pull information from the MLS and other sources. Because of that, the information you see there is not always real time and there can be delays before listings update.

    Another limitation is that these platforms cannot provide the full picture. Important details like qualification criteria, rental requirements, pet policies, or whether there are already applications on file are often not available.

    There is also another issue many renters are not aware of. Anyone can post a listing on some of these platforms, which unfortunately has led to an increase in rental scams. Without working with an agent, it can be difficult to verify whether a listing is legitimate.
